Plannning Board Vacancies
Currently, there is one vacant position on the Planning Board.  Four-hour training is required either online or at scheduled classes at BOCES in Auburn.  A description of duties may be found on the town website below. The Board is a 5-Member Board appointed by the Town Board and meets on the second Tuesday of the month as needed at the Montezuma Town Hall, 8102 Dock Street, Montezuma

Any subdivision, meaning any lot line changes must go through the Planning Board prior to making changes.

NEW ZONING ORDINANCE AND

DISTRICT MAP

The Town of Montezuma adopted a Comprehensive Plan in 2016.  The comprehensive plan provides a basis for guiding future growth, development, and community preservation. In accordance with NYS Law, local zoning regulations must be compatible with a community’s comprehensive plan. The Town’s current Zoning Ordinance was adopted in 1991, the first major update since 1974 when it was first adopted, and does not align with the newly adopted Comprehensive Plan with regards to sustainability, natural resource protection, and expanded economic development opportunities. In 2017, The Planning Board was tasked by the Town Board to prepare a new zoning ordinance that better aligns with the recently adopted Comprehensive Plan. The Town reached out to the Cayuga County Planning Department for assistance with this process and created a Zoning Committee to work with a County Planner to develop the new Zoning Ordinance.

After almost a year and a half, the Zoning Committee has completed developing this new draft Zoning Ordinance with the assistance of Kari Terwillinger, Cayuga County Senior Planner. The new document draft focused on updating the existing Zoning Ordinance to better prepare the Town to plan for new uses and types of development not explicitly addressed in the current Zoning Ordinance; to incorporate those areas specifically called for in the Town’s recently adopted Comprehensive Plan; and to review the efficiency, clarity, and appropriateness of certain zoning procedures authorized in the current Zoning Ordinance.

The Planning Board held a Public Hearing on Tuesday, May 14, 2019. At that time there were not any public comments or suggested changes, but the committee did make a few minor revisions before voting unanimously to recommend the Montezuma Town Board adopt the new Town Ordinance.

The Town received notification from the Cayuga County GML 239-l, m & n Review Committee that the materials the Town provided related to the proposed adoption of the Town of Montezuma Zoning Code were carefully reviewed. Based on the information submitted the committee recommended approving the proposed action without change.

The Montezuma Town Board held a final Public Hearing on Tuesday, July 16, 2019, at 7:00 PM, open for public comment followed by the adoption of the new ordinance which may be viewed  HERE.  Its effective date will be published following the filing by the New York Department of State.
